Utilising Deeley Group’s expertise to regenerate disused sites, we have delivered 21 no. affordable homes on yet another brownfield site in Warwickshire.
This brownfield site was formerly used as a coal yard and to add to this, the ground was contaminated with hydrocarbons, ACM’s and heavy metals.
To provide an environmentally friendly solution to our client we procured the use of a remediation contractor who encapsulated the site with good material. A no dig exercise was assisted with a raft system for the foundation, thereby reducing the level of muckaway from the site.
We utilised a timber-frame solution to reduce the construction programme whilst also alleviating any potential issues from shortage of bricklaying subcontractors.
The timber-frame structure and adoption of a ‘Fabric First Solution’ on the building envelope allowed us to not rely on maintenance dependant renewable energy systems which can increase the life cycle cost for the client and their tenant.
The specification of the properties was varied to provide the client’s shared ownership tenants with a high specification household.
