Leamington's largest up for let
Leamington Spa’s largest vacant building is ready to be filled again after being put up to let.
The Trinity Street Storage Warehouse on Queensway, approximately two miles from both Leamington and Warwick town centres, has been used for storage and distribution for a number of years.
The property has strong transport links, located in a prominent position on Queensway within 300 yards of the junction of Queensway and Europa Way – the latter being the A452 link to Junctions 13, 14 and 15 of the M40.
Leamington-based agents Wareing & Company are marketing the 106,600 sq ft unit along with a number of small outbuildings.
Andrew Wall, from Wareing & Company, said: “This property is the largest vacant one of its type in Leamington and is available to let for a term to be agreed and flexible or short term lets will be considered.
“The warehouse building has a total gross internal area of 106,600 sq ft with an internal height of 10 to 12 feet as well as a number of small outbuildings.
“The warehouse space is arranged on two levels with approximately 66,700 sq ft being at a marginally higher level than the balance of the remaining floor space.
“There is a good size yard area too with a car park fronting onto Queensway. Access is gated off Queensway and the property has a second entrance and exit onto the Queensway Estate Road to the rear.”
The property is also a short walk from the Leamington Retail Park which includes major stores such as Sainsbury’s, Boots and Next as well as a number of restaurant and public houses.
