The Spitfire Centre - Coventry

A collection of small commerial units that have given many local Coventry businesses the option to buy their own premises outright and create long-term value.

Deeley Properties purchased the second phase land of the io centre on Coventry Business Park.
We reworked the existing planning consent to accommodate 11 smaller commercial units as opposed to the previously approved four units.

The build contract was interesting in two areas. We had to carry out extensive, planned, ground stabilisation and also deal with an unplanned “trespass” on to the site when we discovered, after starting, that a gas main was over 2 metres outside its documented easement line. Having to deal with Transco at this stage was difficult but we redesigned the scheme, without losing value, and still completed the project on schedule. This illustrates a particular strength of the Deeley Group: the co-operative nature between its development arm and its contracting arm.

Building on the success of similar “small unit” schemes we were able to sell the freehold of nine units and secure long-term occupational leases from two very strong covenants in the remaining two units. These two units were sold ‘off-market’ to a private investor known to Deeley Properties.

It is refreshing to note that of the nine freehold sales, eight were Coventry based companies who had been renting previously.

The buildings were all built to a shell specification and like a number of these schemes, each unit was subject to a client specific fit out.

Developments like The Spitfire Centre remain at the core of what Deeley Group does well.
