Deeley Construction has hit a high point on a scheme in Stratford-upon-Avon that is being created on behalf of Orbit.
Fordham House is a new development of 82 private rent apartments on the corner of Birmingham Road and Clopton Road, with initial preference to key workers in the town.
The development is a partnership between Stratford Town Trust, Orbit, ABD Developments and Robothams Architects. Deeley Construction is the design and build contractor.
A topping out ceremony was held at the development, which is on the site of a vacant office building that was demolished to allow work to proceed, to mark the highest point in the build being reached.
Justin Williams, of Stratford Town Trust, and Adam Cooper, of Orbit, joined Peter Deeley and site manager Richard Pepper on the roof of the scheme before other visitors. Other guests were shown around the one and two-bed apartments which are undergoing the ‘first fix’ of electrical and mechanical services.
Peter Deeley said: “We are delighted with the way work is progressing and the topping out ceremony marks an important milestone in the build.
“Richard and the team are doing a great job, and Justin and Adam were both pleased with the way the development is coming along.”
Nearly 250,000 bricks and blocks have been used to complete the scheme. Local school pupil Isabella, aged six, guessed the correct amount in a competition prior to Christmas winning an iPad for her and family.

Organisers of a charity bike ride are hoping hundreds of people will turn their pedals and raise thousands of pounds for a Coventry Baby Hospice.
Cyclists taking on the 59 mile or 30 miles bike ride challenge will help raise funds for Zoë’s Place Baby Hospice, based in Ash Green.
The Deeley Group/Coventry Road Club joint initiative is being held on Sunday 19th February. The cyclists taking on the 59 mile undulating, circular route will depart from the Deeley Group Head Quarters in Herald Avenue, Coventry at 9.30 am with those taking on the shorter route departing at 10 am.
Ian Court, Press Secretary at Coventry Road Club, said: “Coventry Road Club encourages people to take up the sport of cycling. This event has now become an annual challenge in support of local charities.
“We target novice and experienced cyclists to take on the challenge of either a 59 or 28 mile route through beautiful Warwickshire Countryside. Over the years we have raised thousands of pounds for good causes and we urge people to turn up and raise funds for Zoë’s Place Baby Hospice.”
Registration starts at 9.00am, the entry fee for both routes is just £10 and participants will be rewarded for their efforts with free coffee and cake when they finish.
Edward Hudson, Business Development Coordinator, at Deeley Group said “After hearing the cycle club lost their previous event venue, we were delighted to step in to help. Our facilities are ideal a perfect location for the rides to start, being so close to the Countryside and large enough to cater for the volume of people taking part.
“But most importantly we wanted to support Zoë’s Place Baby Hospice because we have been long standing supporters of this wonderful charity.”
Zoë’s Place Baby Hospice needs to raise £1.3m every year to care for babies and infants with life-limiting and life-threatening conditions from across Coventry and Warwickshire and relies heavily on fundraising events to support them.
Event Challenge Officer at the hospice, Vicky Whitlock said: “It is wonderful that people will be taking on a challenge that will improve their health and at the same time help raise much needed funds for the hospice. Events like this are our lifeline and they really do help us meet our charitable, so we are delighted and thankful to be the beneficiaries.
“We can also provide sponsor forms for those that want them. Just £25 will provide one hour of high quality nursing care for a baby so we hope people will encourage sponsorship.”

An annual award which honours the legacy of a respected figure in the property industry has been awarded for the fifth time.
The Gary Neville Award was created in 2012 by Deeley Group and is awarded to the employee who has displayed the most commitment to their role over the past year.
Elaine Arlow, an accounts supervisor at the Coventry-based firm was announced as the 2016 recipient of the award and was presented the award by Gary’s wife, Julie.
Elaine said: “I was so surprised to win the award. It’s such a nice thing to know that your fellow colleagues voted for you, I was just completely and utterly shocked when they read out my name.
“The award is the centrepiece of my brand new mantelpiece and it was fantastic to see all those lovely comments from everyone.
“In the accounts office, Ian, Amanda and I sometimes feel like people think we are just pestering them so it’s nice to know that people recognise what you do.
“Gary was a lovely person, everyone loved and respected him and it’s nice to know that people were thinking of him at this time of year.”
The award is voted for by employees and is a fitting tribute to Gary who passed away in 2011 – having joined Deeley as an apprentice before progressing to become a contract manager.

A bike ride to commemorate the Deeley Group’s 80th anniversary has set the wheels in motion for a big boost for a regional grant-giving charity.
The company organised an 80-mile cycle around Coventry and Warwickshire to raise money for the Heart of England Community Foundation and to celebrate the company’s 80th year since it was founded.
The money, donated by the teams involved, raised an initial £2,500 but after seeing the publicity about the event, Holland & Barrett’s charity group Healthy Hope turned the donation up a gear by adding a further £2,500 to the total.
It means the Heart of England Community Foundation – which gives grants to local community groups and charities that make a positive difference in their areas – can now help more people.

Nicky Main, a senior buyer at Holland & Barrett and chair of Healthy Hope – which helps to boost the fundraising efforts of Holland & Barrett’s employees and suppliers, said: “We are delighted to give the money to such a fantastic cause through the brilliant fundraising efforts of the Deeley Group.
“With a total of £5,000 going to the Heart of England Community Foundation we hope the money will enable communities to have a fantastic start to 2017.”
Tina Costello, CEO of the Heart of England Community Foundation, said: “This is a wonderful gesture from Healthy Hope and we will ensure it goes to a great cause in the local area that will make a real difference.

Older people living at Loxley Court, an Orbit sheltered housing scheme in Coventry, will get an even sweeter taste of Christmas after local firms carried out a DIY SOS project on its kitchen.
Deeley Construction, part of the Deeley Group in Coventry, leapt to the rescue when they heard that Loxley Court’s kitchen was in need of an urgent upgrade and called in the support of other contractors in the area.
Previously, the scheme did not have facilities to prepare hot food for events in the communal area, so it was prepared off-site due to the lack of kitchen facilities.
Now, thanks to the generosity and time devoted by Deeley and their contacts, customers at Loxley Court will enjoy a home-cooked meal on Christmas Day – and every day from now on.
“We are very happy with the work that has been done to the kitchen. We are extremely grateful to Deeley for their very generous gift. It is most appreciated. Thanks!” said Greta Newman, an Orbit customer who lives at Loxley Court.
Around £10,000 worth of time and materials were donated by Deeley Construction, Daly Engineering, Eagledale, Claddagh Electrical, Midlands Flooring, Cladding Components and Agutter.
The work was carried out on behalf of Orbit– which owns the scheme – as part of the Deeley Group’s 80th anniversary celebrations.

“We were chatting to Orbit – for whom we have worked for many years – and they told us about the predicament with the kitchen and that they needed to upgrade the facilities in order to allow customers to prepare their own home-cooked food in the communal area.
“We were keen to ensure that it was up and running in time for Christmas and called on some help from companies we work with on a regular basis. It was a great team effort – everyone was very generous with their time because they could see what a wonderful benefit the work was going to bring.
“A big thank you goes out to Daly Engineering, Claddagh Electrical, Eagledale, Midlands Flooring, Cladding Components and Agutter and I am so thrilled that all of the customers will now enjoy a home-cooked meal this Christmas.”
Lesley Airey, Sheltered Support Provision Manager at Orbit, said: “We are thrilled that Deeley Construction and their partners have upgraded the kitchen at Loxley Court. Customers living there will now be able to make and enjoy meals in the shared area of the scheme. Not only does this give customers a greater sense of community, it allows them to share costs by preparing home-cooked meals together.
“The local community will benefit too as the communal space, including the kitchen, will be available to hire for social events. A lot of work has gone into improving Loxley Court recently and we’re grateful to everyone that has pitched in to help. It’s a win-win for everyone!”
Loxley Court is a sheltered housing scheme in Wood End, Coventry. It comprises 40 self-contained flats for older customers who wish to live independently. It has a shared library, communal lounge, shared laundry facilities and now fully functional and beautiful kitchen!

Deeley Construction has hit the £25million mark on work it is undertaking across Leamington and Warwick.
The company is currently on site at Union Park in Sydenham where 147 affordable family homes are being created on behalf of Orbit Homes and where Councillor Ann Morrison, the Mayor of Royal Leamington Spa, recently performed a topping out ceremony.
Deeley Construction is also creating a new depot and engineering hub for Stagecoach at Trident Park, in Warwick, on behalf of developer AC Lloyd as part of a major redevelopment plan in the district.
And the most recent project to get underway is new student accommodation in Leamington for the Warwickshire College Group students. The initial phase of the project will see 100 student resident units created with an option for a further 64.
Martin Gallagher, managing director of Deeley Construction, said: “Over the years, the Deeley Group has helped to develop many areas of mid and south Warwickshire.
“The fact that we are based just down the road in Coventry means that we see this as not only good news for business but also a great contribution to the local area.

In a world which is increasingly digital, and where reality can be virtual – we are currently working on a £15 million project which has underlined the slightly older values of trust, knowledge and relationships.
We finished a very nice project for Warwickshire College Group at Pershore last year, and off the back of that picked up an enquiry from the College in Leamington as it had a contract to provide training to more students and therefore provide additional student accommodation.
The college was looking to a development team in the private sector to fund such a scale of operation. So we put forward a structured package of funding, designing and building of the units.
After talks with the college, the fund we introduced purchased 100 existing student units, we are building 100 now and there is an option on a final phase of 64 units.
So the funder will end with an investment of 264 student units in a very good location in the centre of Leamington.
The significance is that it really shows what local companies can provide when it comes to need. In short, if you have the requirement for housing there are always ways of providing funding and the ability to deliver.
It is a specialised area but we understand the way the funds need to be structured. We believe we have an overall view of development that allows us to structure packages so all requirements are met:

Literally win, win, win!
Our size and our experience are key. We are local enough to really know the market yet large enough to be attractive to these types of property fund investors. Part of our ability is to comprehend how much the funds have to invest in property.
Knowing that and knowing the client’s needs, we agreed a formula which would be attractive to all sides.
This was not a banking property proposition in this post-recession climate. The figures would not have worked with a conventional banking arrangement.
Over the last decade, we have consciously developed an expertise in how funds work and how investors operate.
Construction, like all other industries, has moved with the times but it is interesting that in arrangements such as this, relationships and trust in those relationships, is fundamental. Without that element, nothing would work.
There are matters of confidentiality from all sides, and all parties have to have faith that the others have the ability to deliver what they are promising.
The funds are out there – not necessarily with banks – but you have to find the right ways to invest it and the right people to work with. If you can do that, the results can be mutually beneficial.
A new affordable family housing development in Leamington Spa has hit a high point – thanks to the town’s Mayor.
Councillor Ann Morrison, the Mayor of Royal Leamington Spa, performed a topping out ceremony with developer Orbit and Coventry-based Deeley Construction at Union Park, a £29 million development of 143 affordable family homes on the former Soans motor dealership site in Sydenham.
The regeneration of the seven acre site along the Grand Union canal will offer a range of new housing options for local people, including 55 homes for sale, 39 for shared ownership (part buy, part rent) and 49 for affordable rent.
Councillor Morrison said: “It is always encouraging to see the productive re-use of brownfield land and this site is an example of that, so I was delighted to play my part and will follow the development closely as it moves towards completion.
“It is well documented that there is a national, regional and local shortage of housing, and we are keen to see a range of quality affordable housing in our area allowing people to get on to or move up the housing ladder.
“It will be great to see the first phase of Union Park completed and occupied next year.”
The development is due for final completion in the first half of 2018.
Anthony Holt, head of development at Orbit, said: “It’s a real pleasure to see our newest development in Leamington reach this important milestone. The town’s housing market means there is shortage of affordable housing in the area. Through Union Park, Orbit will offer canal-side living to local people and provide a range of quality homes to meet their differing needs and aspirations.”
Union Park is the second time in recent years Orbit and Deeley have worked together in the town after their successful collaboration on Queensway Court, which saw the creation of 178 independent living with care homes.
Peter Deeley, of Deeley Construction, said: “Union Park is much needed in terms of the styles of property and range of tenures it offers and we are grateful to Councillor Morrison for marking this important stage in the construction process.
“The Queensway development has proved extremely successful and created a vibrant community. We are sure that Union Park will do the same here on the other side of the town.”
