A Coventry company has started work on the final piece in its Belgrade Plaza jigsaw – 12 years on from its first development in the area.
Deeley Construction has been appointed to complete a new £6.8 million development on Bond Street in Coventry City Centre.
The project, which will be known as Bond’s Lodge, has broken ground and is expected to be completed by April 2020.
Coventry Church (Municipal) Charities has appointed Deeley Construction to carry out the project, which has been designed by Nicol Thomas Architects.
The completed scheme will see a three-storey building erected, featuring 45 self-contained apartments for the elderly.
It marks the company’s first project awarded from Homes England’s DPP3 Framework.
It is being funded from the Coventry Church (Municipal) Charities’ own resources, fundraising, together with a grant from Homes England and a loan from the Charity Bank.
The Almshouses, now run by Coventry Church (Municipal) Charities, were founded in the early 1500s and today are both sheltered housing schemes for elderly citizens in the city.
Since the Second World War, the charity has engaged in two major projects in Hill Street, the building of Bond’s Court in 1985 and the extension of Bond’s Hospital in 2004.
With the completion of Bond’s Lodge, the number of residents will have risen from 22 in 1509 to more than 150 in 2020.
Victor Keene MBE, Chairman of Coventry Church (Municipal) Charities, added: “We have acquired the long lease of a site opposite Bond’s Hospital Almshouse, which will see 45 apartments built for the elderly.
“We have engaged Deeley Construction as the building contractor on this project and are very happy to be working with a company of Deeley’s integrity to complete it.
“Work is now underway on site and we expect it to be completed, with the flats ready for occupation, in the autumn of 2020.”
The project is the third development carried out by Deeley in the area, with the nearby multi-storey car park completed 12 years ago and the Belgrade Plaza development in 2008.
Belgrade Plaza is now a thriving mixed-use scheme, home to restaurants, residential and fitness facilities – serving the community in Coventry city centre.

The Deeley Group has been making the future of Coventry and Warwickshire a top priority for business at a two-week festival held in the region.
The Deeley Group delivered two events at the second annual Coventry and Warwickshire Business Festival (CWBF), with development plans and educational prospects in the region providing the inspiration.
The CWBF was initiated by the Coventry and Warwickshire Local Enterprise Partnership and the Coventry and Warwickshire LEP Growth Hub in 2017, and this year held over 100 diverse business events spread across the region.
The Deeley Group hosted the two separate events at its George House headquarters on Herald Avenue.
The Coventry and Warwickshire Development Plans event, where a range of plans for the region were showcased by local council members, attracted contractors, architects, project managers and quantity surveyors from across the city and beyond.
Mark Andrews, Planning Policy Manager at Coventry City Council, discussed some of the on-going developments at Coventry University and the University of Warwick, including student accommodation and projects within the city centre.
Dave Barber, Head of Development Services at Warwick District Council, then covered developments across the region including several housing and industrial developments that are currently being delivered.
The speakers, who were introduced by Deeley Group Managing Director Peter Deeley, then held a Q&A session, as well as an open discussion to see how the delivery of residential and non-residential developments across the region could be improved.
Representatives from construction and education industries had joined forces earlier in the festival at the ‘Building the Future of Coventry and Warwickshire’ event.
Kathryn Lennon Johnson, founder of Built Environment Skills in Schools, facilitated a discussion on how human-made surroundings can help teachers expand their curriculum, and enhance learning capabilities.
She was joined by a panel that included Stuart Taylor, Director at fireFLY Aerial Innovation, Phil Warwick, Coventry and Warwickshire Advisor to the Construction Industry Training Board, and Dawn Spicer, Associate Director of Robothams Architects, as well as Edward Hudson, Business Development Manager of Deeley Construction.
Peter said: “The Coventry and Warwickshire Business Festival has once again provided a fantastic platform for organisations in the area to come together and discuss the matters that are most important to them.

A mass-participation charity cycle ride from Coventry is set to be one of the city’s first events as European City of Sport for 2019, and could raise thousands for charity.
The Starley Sportive will return to Coventry and Warwickshire roads in February with a new, longer route offering cyclists the chance to shake off any final Christmas cobwebs, and raise money for their chosen charities, while kick-starting the European City of Sport celebrations.
Riders, who will set off from the Deeley Group head office on Herald Avenue, have the choice of tackling three distances this year – a 28.6 mile route, a 63.2 mile long-distance ride, or an epic 86.5 mile challenge – the event’s longest ever, in celebration of Coventry’s enhanced sporting profile.
Last year’s event raised over £7,000 for Zoe’s Place Baby Hospice, based in Ash Green, as over 260 cyclists made their way across the region. But organisers this year want to encourage participants to select their own charities to benefit from their fund raising efforts.
The charity cycle ride, organised by Coventry Road Club, and supported by property company Deeley Group, recognises the contributions of inventors James and John Kemp Starley to the world of bicycles.
James Starley is known as the father of the bicycle industry, while his nephew John Kemp Starley is widely considered the inventor of the modern bicycle – both worked and lived in Coventry.
February’s event will be the seventh edition of the sportive and Ian Court, Race Secretary at Coventry Road Club, thinks this year will be its biggest yet.
He said: “Last year’s event was a huge success and it would be great to see everyone who came along back for 2019, as well as some new faces.
“We like to hold the Starley Sportive early in the cycling calendar, as it gives people the chance to start their road season with a bang.
“The amount we raised in 2018 was a great achievement, but if we could improve on last year’s fundraising total, that really would be something worth celebrating.”
Edward Hudson, Business Development Manager at the Deeley Group, said: “It would be great to see as many people as possible come along to the sportive and show their support for their chosen charities.
“The Deeley Group has a track record of working with our local community and much of our aims are reflected in the ambitions for the European City of Sport so we felt it was only natural to bring the two together.

The February ride will be one of Coventry’s first events under the title of European City of Sport.

“One of our main aims for our year as European City of Sport is to increase community participation across the city. We know taking part in sport is good for physical and mental well-being and events like this remind us that sport and activity are social as well.
This is an excellent way to raise money for a great cause and get people involved in the sport and I hope lots of people sign up.”
Online entry is priced at £12 and is available until Thursday, February 7, with early bird tickets on offer for £10 until Tuesday, January 1.
On-the-day entry will cost £15 subject to availability, online registration is recommended so riders are not left disappointed; with complimentary tea, coffee and cake for participants after the ride.
Organisers are offering some free places for riders who raise a sponsorship target of £50.

Stonewater has started construction on 27 new affordable homes at Feather Lane in Nuneaton, including eight two- and three-bedroom houses for shared ownership.
The leading social housing provider’s low-cost, part buy, part rent scheme offers an affordable route to home ownership for first time buyers and local people struggling to get a foot on the property ladder.
Prospective buyers will be able to purchase from a 40 per cent to 70 per cent stake in Stonewater’s shared ownership homes and pay a reduced rent on the remainder. They will then have the option of increasing their shareholding at a later date, and ultimately buying their home outright.
Stonewater’s new Feather Lane development will also provide a mix of eight two- and 11 three-bedroom energy-efficient houses for affordable rent and will be advertised and allocated through the Council’s Choice Based Lettings Register, NBBCHomes, which prioritises those with a local connection to the Borough. All the new homes will have their own private back gardens and allocated parking.
“Shared ownership is a fantastic way to help people get onto the property ladder without having to pay unrealistic amounts of money at the beginning,” says Matthew Crucefix, Stonewater’s Assistant Director of Development. “With the average home in the district reaching £176,284* which is more than seven times the typical local wage, most people simply cannot afford to buy their own home. Shared ownership makes home ownership more accessible to these people who are being priced out of homes in their area.”
Stonewater is working in partnership with Deeley Affordable Living and Nuneaton & Bedworth Borough Council on this scheme which is being built on the former lawn bowls green of the old Bermuda Park Sports Ground.
The homes are due for completion in December next year.

A Coventry site manager has received national acclaim from the country’s largest construction safety group.
Bob Hodgkiss, who works for Deeley Construction, has been named ‘Site Manager of the Year’ for the Midlands at the annual British Safety Group (BSG) Awards.
He joined the business in 2013 and is currently site manager at the company’s Lillington Church development in Leamington.
The development will feature a brand new, state-of-the-art place of worship as well as 25 shared ownership homes, including six apartments, 12 two-bedroom houses and seven three-bedroom houses.
The work on the scheme is being carried out in partnership with Lillington Free Church and Orbit.
Bob said: “I am delighted to receive this prestigious prize and it really is a great honour to be presented with this renowned health and safety award.
“It was a fantastic evening, celebrating the work of health and safety professionals across construction and it was great to be a part of it.”
Bob has also worked on other landmark developments for Deeley Construction, including the Stagecoach Depot and Engineering Hub, and Union Park, both in Leamington.

A major independent developer and constructor in the Midlands has launched a new affordable homes division.
The Deeley Group, which is headquartered in Coventry, has established Deeley Affordable Living offering a full affordable housing service, working in partnership with land owners, local authorities and social housing providers across the wider region.
Deeley has delivered 550 affordable homes for a range of organisations and providers in the last four years and is currently working on four schemes in the region.
Anthony Holt, who has more than 20 years’ experience in the sector has been recruited to head the new division which was launched with an event looking into the provision of affordable and social housing and how the system could be streamlined.
Karl Tupling of Homes England, Warwick and Leamington MP Matt Western and Helen Collins, Head of Housing Consultancy at Savills, spoke at the event which was attended by 60 housing industry figures at George House, Deeley’s headquarters.
Holt, who joined the company from Orbit Homes, said: “Deeley has developed an expertise in working for developers, local authorities and registered providers and has built up a track record in quality, affordable homes.
“The company’s experience in land, development and construction means we can offer a full service to clients which will deliver a site, planning consents, construction and a delivered product, or any of those individual components.
“We have worked in partnership with the likes of Orbit Homes, Waterloo Housing, Bromford, Stonewater and are on the Homes England’s Delivery Partner Panel so we have deep understanding of what providers need but, unlike many other construction firms, we also have the other capabilities in-house, which allows us to offer a far wider service.

The launch event looked at the issues with planning, land supply and demand, and explored ways in which provision can be accelerated.
Holt added: “While there was wide acceptance that more needs to be done in the provision of homes, there was also recognition that government has listened to many of the real issues and is working closer with industry.
“Many of the hurdles to delivery such as planning and greenbelt are very deep-set and there is no easy fix but it is essential that elements which can be resolved more easily, need to be ironed out and that need is recognised.”
Deeley Affordable Living has also appointed Jane Fradgley as Senior Development Manager.

The main figures behind a new Starbucks drive-thru in Birmingham have come together to celebrate its completion.
Deeley Properties, in partnership with Ziran Land, acquired the site adjoining the Maypole Roundabout earlier this year from a private landowner to create the new café/restaurant, which has a 15-year lease.
The investment on the property, built by Deeley Construction, was sold to Custodian REIT through David Allen, of Holt Commercial, on completion.
Pat Moroney, of Deeley Group, John Liggins, of Ziran Land, and David Allen, of Holt Commercial, were key figures in the deal that saw Starbucks open in September, creating 18 jobs.
Pat said: “We saw this opportunity to work in partnership with Ziran Land to create this new Starbucks. It has worked extremely well for all parties and because of that relationship we are already looking at other very similar developments.
“It is a project where we saw potential to create value and also a new café/restaurant for the local community and perfectly fits Deeley Group’s ‘end to end’ capabilities in the delivery of projects.”
John said: “It has been an excellent project all round and it is great to have achieved completion and hand over the final property.
“It is great to have worked in partnership in this way and to have seen such a positive result.”
David said: “There is strong growth in this sector and I envisage many more developments of this type both across the region and nationally.”

A historic boarding school has appointed a construction company to carry out the next phase of its multi-million pound refurbishment project.
Bromsgrove School, which was founded in 1553, has more than 1,600 pupils aged between three and 18, making it one of the largest independent schools in the country.
The school has over 540 boarders from age seven and will invest £3.6m for the refurbishment of Elmshurst House – a house for over 90 boys aged 13–18 – and as the final part of the project in July 2019 the school will also extend the car parking provision.
Over the summer, Deeley Construction, a Coventry-based company, completed phase one with the re-emergence of a brand new common room, associated communal areas and Houseparent’s study.
Lesley Brookes, Bursar at Bromsgrove School, said: “We are delighted with the results of phase one and the work that Deeley has completed.
“The boys and house staff are all thrilled with their new communal areas and are looking forward to moving into their en-suite bedrooms.
“This is a substantial and complicated project for the school so we have been very pleased with the Deeley Construction team who have done everything possible to reduce the disruption.
“We are all now excited to see the completion of the project next summer.”
In the last ISI inspection Bromsgrove School was rated Excellent in every single category and this summer once again saw pupils at the school achieving outstanding academic results.
Boys move into their new en-suite bedrooms in the next few weeks as Deeley Construction continues to work in a phased approach ensuring that the disruption for the boys and house staff is kept to a minimum.
Chris Newman, project manager at Deeley Construction, said: “We are very pleased to have been able to carry out this work with minimum disruption, which is, of course, a major priority for us and the school.
