The public and private sector in Nuneaton have been urged to work together to identify and deliver new healthcare facilities, support social care and reinvigorate the town centre.
A meeting of civic leaders from across local government, health and the private sector came together last week to discuss the challenges and opportunities facing Nuneaton in the years ahead.
Marcus Jones MP, Nuneaton and Bedworth Borough Council, Warwickshire County Council, the NHS and private sector developers were brought together at an event hosted by Arden Estate Partnerships and Deeley Group.
Marcus Jones MP, who delivered a speech at the event, said: “In order to thrive, any town centre needs to evolve and adapt to respond to wider changes in the economy and society. We need to work together to ensure the town centre is something we can all be proud of in the future.
“This includes the provision of health and social care, which will need to be considered as an integrated part of the regeneration of the town centre. The challenge is ensuring that as we move forward with some of the exciting plans for Nuneaton we also deliver the infrastructure to go alongside it, working with public and private sector partners to make it happen.”
Nuneaton is set to benefit from significant regeneration in the coming years, particularly in the town centre. Nuneaton and Bedworth’s Local Plan is due to be agreed in the coming months and when in place will provide a framework for the growth of Nuneaton until 2031, including housing, retail and employment.
The value of public-private partnerships was emphasised as key to delivering Nuneaton’s Local Plan, and as a way of maximising the opportunities in the town.
Peter Deeley, Managing Director at Deeley Group, said: “Nuneaton is a place that has always been open to adaptation and evolution but that doesn’t happen without everyone working together to achieve a common goal. There are some fantastic examples of joint working already across Coventry and Warwickshire and we want to ensure Nuneaton benefits from the same positive relationship with the private sector.
“There are such fantastic opportunities in Nuneaton, the rail station being just one example, and it is important that we make the most of these or risk losing them altogether. Regeneration is a complex process and needs input from investors and developers as well as local authorities. We look forward to continuing to talk with the council to help deliver their aims in the town centre.”
The event, which was held in the Eliot Park Innovation Centre overlooking George Eliot Hospital, was organised to complement a Joint Strategic Needs Assessment which is currently being undertaken by Warwickshire County Council. The results of the Assessment, which look at current healthcare provision, challenges and changing demand, are due to be published in October and will help define the priorities of the NHS in Nuneaton in the years ahead.
Nikki Hopkins, General Manager at Arden Estate Partnerships, said: “Based on all the data we have access to, Nuneaton is quite an unhealthy town in the context of Warwickshire as a whole. For example, Nuneaton has the highest number of emergency admissions in the county. When combined with the ageing population, it’s important we consider what type of healthcare we will need in the future and how we are going to deliver that.
“We can draw from our local experience in developing the City of Coventry Health Centre, which brings together GPs, and a whole range of services including outpatients, a walk-in centre and dentistry as well as a Pharmacy and a Café run by the Royal Voluntary Service.
“Bringing together local authorities, the NHS and the private sector has enabled us to start having a joined-up conversation about what Nuneaton will look like in ten years, where GP surgeries will be located, what services they might provide and how health will serve the community as it evolves. This is just the start of the process, but we are incredibly pleased at the enthusiasm and ideas that have already started to emerge.”
It’s a case of design inspiration at a new development in Leamington that is seeing the creation of a new church and affordable homes.
Lillington Free Church building, which was built on Cubbington Road in 1966, has been demolished to make way for a brand new, state-of-the-art place of worship as well as 25 shared ownership homes, including six apartments, 12 two-bedroom houses and seven three-bedroom houses.
Once the new church, which will include a new PA system and solar panels on the roof, has been completed, the nearby church hall – constructed in the 1950s – will be demolished and a range of community activities will be staged in the new building.
It will also create space for some of the homes which are included in the plans for the site.
The official opening of the new church building is scheduled for March 9, 2019, and the Reverend James Church said the work was positive news for parishioners and the local community.
He said: “We’ve had support from local politicians and the local community as this is going to bring a new facility as well as much-needed affordable homes to the area.
“The previous building was in need of a great deal of work to make it fit for modern purposes and, in the end, it made more sense to knock it down and start again.
“The new church will have a kitchen, toilets and meeting rooms all under one roof when, previously, we had to use the old church hall for those purposes.
Lillington Free Church will hold its final Macmillan Coffee Morning in the community building on Saturday, September 1, ahead of the demolition of the building next year with all local people welcome.
Andy Bodily, Contracts Manager at Deeley Construction, said: “This scheme shows what can be done with some creative thinking and a strong partnership, which is exactly what we have here.
“It means the site will now offer a much more modern church hall for worshippers and community events as well as much-needed new homes for the community.”

WCS Care’s revealed the name of its inspirational new £7.5 million care home in Warwick, which will replace its former Woodside home on Spinney Hill.
‘Woodside Care Village’ will become a deluxe village-style experience for 72 residents including older people and people living with dementia. It will feature family-scale households for six or seven people with ensuite bedrooms for everyone, when it opens in Autumn 2019.
There will be a relaxing spa, pamper salon, deluxe cinema, and café, as well as table tennis and companion cycling for two, complete with a cycle track – all designed to ensure the people who live there enjoy life as much as possible.
The state-of-the-art home has been designed for the Warwickshire-based charity by local architects Robothams and will encourage people to spend more time outdoors, which has benefits to health and wellbeing, swapping internal corridors for external walkways. It will also feature a shop and traditional launderette, which will be accessed by an open-air courtyard and gardens.
Built by Coventry-based Deeley Construction, ‘Woodside Care Village’ will feature the latest technology that will enhance and integrate into daily life without being intrusive.
Smart phone apps connected to mobile care monitoring will mean carers spend more time with residents. It’s linked to a Relatives’ Gateway, where people can check and interact with their loved one’s care 24-hours a day, wherever they are.

Buckingham MP John Bercow has helped herald a hat-trick of investments which has seen a new commercial development call full house.
AC Lloyd and development manager Minns Network has developed three industrial units totalling 70,000 sq ft approx. (6,500 sq m) at Kites Park in Princes Risborough – and all three have been snapped up.
Two companies – the iLECSYS Group and Curtains & Linens – have moved into the area to take up space while All Bar Products is expanding into a new unit on the development off Summerleys Road.
iLECSYS, which employs around 50 staff and works in the industrial controls sector, has already relocated from Tring into a 39,000 sq ft manufacturing complex, while the other two units are due for completion later in the summer.
Curtains & Linens, which was founded 10 years ago in Hounslow, is taking 26,000 sq ft, while All Bar Products, is expanding from its unit on an adjacent estate, into 5,000 sq ft.
Bercow was given a tour of iLECSYS and the construction site as part of a visit to see the level of investment.
He said: “It is great to see three owner-managed businesses – in three three very different sectors – expanding their operations here in Princes Risborough.
“All the firms are trading successfully and it is vital that we can offer suitable sites both for expanding local companies who want to stay in the area and retain their workforce while growing their operation, as well as for companies looking to invest into the area.
“The success of this site proves that we have an area in which people want to work and I welcome the investment and the new posts which will be created as part of the development of the site.”
Des Wynne, of AC Lloyd, said the development – which is being built by Deeley Construction – is a valuable addition to the local economy.
“Princes Risborough is a thriving location, with significant expansion and improved road and rail links proposed for the town within the emerging Wycombe Local Plan. Occupier demand has proved to be particularly strong here, which reflects well on the area on several levels – location, environment and the workforce,” he said.
“The units will allow the companies to realise their growth plans and hopefully continue to employ more people. All three companies are purchasing their units which will help cement their futures here in Princes Risborough.
“The development has gone very well. The local planning authority – Wycombe District Council – was very supportive and it was good to be able to speak directly with the local MP to pass on our experiences of developing and creating jobs in his constituency.”

Leading alternator manufacturer Mecc Alte UK is investing over £3.2 million as it expands its Oakham site to support its growing alternator business and the further expansion of sister company, Cabel UK.
The state of the art facility includes over 33,000 sq. ft. of prime manufacturing, warehouse and distribution space which will service both businesses and provide a third facility within the UK.
This latest development for the Rutland based business is essential as the Italian owned companies embark on a strategic expansion journey within the UK and across the global alternator sector. It is also broadening its services and repairs for specialist rotating and electrical equipment through Cabel UK.
The new site will also increase the workforce over four years and will look to recruit specialist engineers, skilled operatives and apprentices from the local area for Cabel UK.
Cabel UK was formed in 2009 with just two people working in the business. It has undergone significant year on year growth, across the power generation for repair, service and rewind work and has taken its workforce into double figures since it started.
This new facility will enable Cabel UK to increase its ability to supply more OEM parts and materials, incorporate the latest diagnostics technologies, materials, skills and processes to deliver first rate, flexible and responsive service. This includes AC and DC motors, generators, pumps, transformers as well as any electrical device that uses copper wire at its core.
For Mecc Alte UK, the facility will allow the company to increase warehouse capacity and introduce more product lines. This year the company revolutionised the alternator sector with the launch of its new C-Type series which will be manufactured in Oakham.

Work is already underway on the new site at Land’s End Way by contractor Deeley Construction and will be completed in November 2018.
A development of over 140 affordable, family homes in Leamington has reached completion.
Known as Union Park, the £29 million development of 147 homes sits on the former Soans’ motor dealership site in Sydenham. The names of classic Ford cars now mark the streets in and around the neighbourhood paying respect to the rich heritage of the site.
Matt Western, MP for Warwick and Leamington, welcomed the addition of new, affordable homes alongside housing group and developer Orbit and partners, Deeley Construction.
He said: “I would like to thank Orbit, Deeley Construction and Warwick District Council for working together to create this fantastic development. It is important to recognise the contribution Orbit has made to the local area with the Union Park development. I visited the site some months ago and I am deeply impressed with the high environmental and construction standards of these homes.
“As the former County Councillor for the area and now as the MP, I have long campaigned for more social and affordable housing so it is excellent to see this development contributing towards combating the housing crisis.”
Offering canal-side living, Union Park has brought 55 homes to the open market, as well as 39 homes available for shared ownership (part buy, part rent) and 53 for affordable rent. Following high demand, all properties have now been sold or rented – just 18 months after building began.
John Carleton, group property investment director at Orbit, said: “A successful regeneration, Union Park offers affordable, family living in an enviable location. From a family business, to what is quickly becoming a thriving community, we’re proud to add Union Park to our expanding development portfolio across the district.”
The development, delivered in partnership with Coventry-based Deeley Construction, offers a selection of two and three bedroom houses as well as one and two bedroom apartments.

Orbit delivered over 2,000 new homes in the last financial year. Over the next 10 years the housing group has plans to build a further 20,000 new homes across the midlands, south and east of the country, contributing to the UK’s housing growth.

The Deeley Group – which plays a positive role in the community across Coventry, Warwickshire and the wider West Midlands – has formed a partnership with a charity aimed at rebuilding people’s lives.
The property company hosted Betel UK at its headquarters in Coventry and welcomed other key figures from business to hear from the charity that supports people with addiction who find themselves homeless.
The charity, which relies on donations, grants and gifts-in-kind, provides an innovative approach to recovery for those living on the streets as they offer residencies throughout the UK – including one in New Arley, Warwickshire, where they also gain job skills in everything from furniture repair to house removals.
Through this unique approach, they can fund their own recovery by working in the charitable businesses established by Betel.
The Deeley Group is now helping to raise the organisation’s profile to help drive more support.
Timon Robins, of Betel UK, said: “Betel UK provides an innovative approach to recovery for those living on the streets and struggling to overcome addiction.
“Throughout the UK, they have residences where men and women enter and live for free in a family atmosphere where they build meaningful relationships, inspiring hope and self-esteem.
“Betel residents also gain job skills in a variety of areas including furniture repair and restoration, upholstery, house removals and clearances, landscaping and tree surgery, furniture shop sales and catering.
“Using these skills, they help to fund their own recovery by working in the charitable businesses. This significantly reduces the financial burden on their families and the government while restoring dignity and a sense of purpose. The result is that, on leaving Betel, they contribute positively to society and see their families restored.
“The charity receives no government funding and the men and women do not claim benefits while living in their residences. Betel UK relies on funds generated from the charitable businesses, as well as donations, grants and other gifts-in-kind to provide help at no cost to those seeking to change their lives. To date, we have saved UK society over £124 million.”

A Midlands property company has broken through 500 homes mark over the past four years and is on course to deliver hundreds more properties before the end of the decade.
The Deeley Group, based in Coventry, has delivered 552 units across Warwickshire since it worked with Bromford Housing on a development in Arley, North Warwickshire, in 2014.
Through its offering as both a developer, Deeley Properties, and a main contractor, Deeley Construction, it has worked in partnership with a range of housing groups and associations on projects valued at close to £75million.
The biggest scheme was 179 units for Orbit Homes at Queensway Court in Leamington – part of a major regeneration scheme – and Deeley has worked with the company on three further projects since 2015.
The group has a further 290 units lined-up between now and 2020 including in Southam, Warwick, Leamington and Coventry.
In addition, there are potentially 92 more homes across the region that are currently going through planning, while the company has secured a place on Homes England DPP3 framework and also the WM Housing Framework.
